This is more than likely the first time one of our agents will get to meet you unless you booked the appointment in our office or have used Geoff Foots before. After our initial appointment has been carried out and you have instructed us to market your property we will revisit to take the necessary information and photos required to create a sales brochure on your home. Once this has been done we will be in a position to fully market your property using all of our agencies different advertising methods. Some of our more traditional marketing methods include a ‘For Sale’ board, marketing in local publications and a space in our LED backlit window display. We will blend these more traditional methods with new styles such as online advertising on our own website and the other leading property portals and we will also enter your property into our new estate agency software which will send your property instantly to all of our registered applicants by their chosen method whether it be via email or sent to their phone.


When a prospective buyer has requested a viewing on your property we will contact you to arrange a suitable time for the appointment. Once the appointment has been booked we advise that one of our team accompanies the viewers as having an agent from our office can carry many benefits. We find viewings that are accompanied by an agent tend to allow the potential buyers to feel more relaxed which will in turn allow them to have a better look around the property. Energy Performance Certificate

Each property entered onto the market is required by law to obtain an Energy Performance Certificate (EPC). Once a EPC has been carried out it does not expire for 10 years. If your property has had an EPC carried out previously, we are able to download it from the national database to save you obtaining a new one. A drawback to this is if you have carried out any works improving your properties energy efficiency since the existing report was created, then it will not show therefor giving your property a lower rating then what it has probably got, however the choice is yours on whether you update the report or not.
